After the discovery of borer and dry rot infestation, our brief was revised to create a ‘Caribbean Keys Villa’ or ‘Florida Keys Villa’ style villa - which was an aesthetic that would remain in context with the surrounding homes. Perched high above Napier on Bluff Hill and facing east left the house exposed to the full force of the elements. Thus, a pallet of traditional yet robust materials was selected to shield the dwelling fromMother Nature. Standing seam copper roofing and spouting were selected for longevity, with rusticated weather boards to sheath the walls. Double glazed aluminium/timber composite windows with high performance glass ensured unbroken views with minimal heat losses. The interior is a mix of French Oak flooring and natural stone, marble and granite. The original demolished villa is reflected on the interior by way of paneled doors, traditional timber trim details, and a coffered ceiling in the lounge/dining area. The exterior and interior balustrade detail is also taken from the existing dwelling and recreated in both timber and steel. A respectful reflection on the old in the new helps ensure the continuity of the Napier Hill character is maintained for the future.
